A GROUP of residents and business owners are baffled over a notice seeking public feedback on a proposed mixed development high-rise project with a high plot ratio on Jalan Sri Hartamas 22, Desa Sri Hartamas, Kuala Lumpur.
The announcement of the notice was spotted by residents during the Hari Raya Haji holiday period in early July this year.
Last week, residents and business owners have sent an objection letter to Kuala Lumpur City Hall (DBKL).
Segambut MP Hannah Yeoh said the land at Lot PL 9433, PL 9439 and Lot 481720 were marked for a high-density development with a plot ratio of 1:7:55.
“At the moment the land is occupied by the sewage company. City Hall should refer to the KL Structural Plan 2040 whereby this land is marked as commercial with a plot ratio of 1:4.
“Anyway, DBKL should reject this project on the basis of the proposed planned high plot ratio and at the moment it is also a utility land with a sewage plant.
“We have serious flash flood problems that when it floods near Kampung Masjid Segambut, traffic cannot move at Desa Sri Hartamas and a new development would make things worse.
“The residents are also anticipating the MRT 3 Line to pass here and with all these developments the traffic here is going to be unbearable for both the residents and the business owners,” said Yeoh.
She said these developments need to come with the Environment Impact Assessment, Traffic Impact Assessment, Social Impact Assessment and looking at the current conditions it would not fulfil any.
Yeoh added that development in brownfield land, land that was occupied by a previous utility facility, needs to be justified.
Desa Sri Hartamas residents association president Lavinia Kumaraendran said residents are currently caught in traffic congestion for 45mins to reach their home during morning and evening peak hours.
“It would take us 10mins to reach by foot but it takes us 45mins by car. There’s a school here and that causes all traffic from the SPRINT highway to use the Jalan 19/78 and there is a bottleneck here.
“There is a severe lack of car park bays here. We need space for that,” she said.
Desa Sri Hartamas Owners and Traders Association president Abu Bakar Ibrahim said the hundreds of business owners here will not be able to benefit commercially if the road congestion situation worsens.
“Our patrons need to be able to find parking here. Congestion would keep people away from coming here. We want to have the best commercial area in Kuala Lumpur and a livable community here.
“We have been asking for a recycling centre, parking area and community building – communal facilities that could be provided at the utility land instead of a high ratio high rise,” he said.
Meanwhile, Mont Kiara Residents Association deputy chairman Tan Wai Ping said the traffic in the neighbourhood has been bad for over six years and they fear a new development would affect their quality of life.
